The Surf Suites condo in Wrightsville Beach is one of a few condotels we have in coastal North Carolina oceanfronts. A condotel is a condo where individuals own each unit as an owner, but there is an onsite property manager that books the rooms as any hotel would from people calling in for a room for a weekend or a week in the hot season. Some condotels allow owners to have complete control over the interior design of their units, while others including the Surf Suites condo maintain control over the design so that all units are equal and homogenous–like a regular hotel for example.
One thing interesting about this building is that its name publicly is different that its name in the MLS — Surf Motel Condo. What’s up with that.
Before Hurricane Florence and Surf Suites 711 S Lumina
The condo was slammed by Hurricane Florence. The building is run in a very professional manner with high regard given to owners and the goal is to maximize profits with low management fees and limit special assessments, etc. In 13 years it had had 1 assessment before Florence hit the area. The management fee+condo fee equals around $7700 a year which gives is a better ROI –return on investment–than Shell Island Resort.
Due to the hurricane the condo has been renovated (May is scheduled opening date) with new walls, duct work, plumbing, floors, kitchens, bathrooms, etc. It is a new construction condo now and its new pricing will be as such. Some before and after pics. More to follow when available.
Post Hurricane Florence Surf Suites
One of the nuances of the building is that it has a handful of swamp rabbits in the backyard common area that are so cute! They keep to themselves.
so Surf Suites has been
going through a major transformation that is the Surf Suites condo at Wrightsville Beach condos for sale and
they’re almost done with intense renovations throughout the building some I think the top core may already be
completely done they’ve been working their way down from the top floor through the bottom floor earlier I had
shown some photos of the original building and now comparing it to the renovated building because of how all-encompassing the renovations are in
side the building in every way walls floors appliances counters ductwork maybe even piping essentially it’s a new
construction condo for all the intents and purposes and market values real quick let’s look at some of the pictures
